Sunitha is a Partner in Real Estate practice group and is based out of Bengaluru office.
With over 30 years of focused experience in Indian real estate law, she brings a depth of insight and a hands-on understanding of the legal, regulatory, and practical challenges that define property transactions—especially in Karnataka. Her work is distinguished by a strong specialization in title due diligence, land acquisition, leases and advisory on local and personal laws that affect real estate ownership and transfer.
Having advised a wide spectrum of both domestic and foreign clients who include major real estate developers, institutional investors, corporates, and high-net-worth individuals, she is known for her thoroughness, strategic clarity, and ability to bridge legal analysis with on-ground realities. Her practice is grounded in the intricate local land frameworks, where she assists clients in navigating both modern regulatory regimes and traditional personal law systems.
Most recently, Sunitha has been ranked by Chambers & Partners APAC 2025 in the field of Real Estate (Bengaluru based). She has also been recognised as a ‘Notable Practitioner’ by Asialaw Leading Lawyers 2024-25 for Real Estate. Before joining INDUSLAW, Sunitha was a Partner at ASLF Law Offices in Bengaluru, where she built a strong foundation in real estate law and led numerous significant property transactions across Karnataka.
